Management Structure


Once partner develops the plot, there will be the following management options:

  • Owner management, where the owners will manage the units themselves
  • Management by Mbili Kuwili Company Limited (the Management Company). In this option, the partners turn the villa into the management pool. The benefits of this option are:
  1. Returns: Diani attracts up to 60% of all visitors to Kenya. You are assured of the following returns, as an investor:
    1. The monthly uptake of units during peak season is about 20 days a month.
    2. During low season, the uptake is about 12 days a month.

    The seasons are as follows:

    Peak season – November to January & April

    Low Season – February to March and May to October

    The partner and the Management Company will agree on revenue sharing.

  1. Running costs: The service charge paid by the partner will utilized by the Management Company for the running costs of the unit which will include housekeeping, gardening, water, security, staffing requirements, garbage disposal, routine maintenance (fire extinguishers and fumigation) and touch up paint maintenance.
  2. Marketing Initiatives: Partners will benefit directly from the active marketing and advertising initiatives of the Management Company.
  3. Partners can use their units as many days as they wish subject to making a booking at least 14 days in advance
  4. Partners enjoy a discount on food, beverages and spa available at the hotel.
